Skanska has completed the sale of Studio A, the second phase of its Studio office development in Warsaw. The buyer is Stena Real Estate AB, an international real estate company and part of the Swedish Stena Group. Following the transaction, Stena Real Estate will become the owner of both phases of the Studio office complex.

The Studio A building is located in Wola – the most dynamic business district of Warsaw. The property comprises 26 above-ground floors, offering approximately 27,700 sqm of GLA. Tenants also have access to four underground levels with 199 parking spaces, including extensive EV infrastructure.

“The transaction with Stena Real Estate AB confirms our shared conviction that the best projects are those that not only respond to business needs, but also create lasting value for people, cities, and the environment. We are delighted that, through the sale of Studio A, we can continue our long-standing partnership with Stena Real Estate, which is based on trust, quality, and a long-term approach to investing,” says Katarzyna Zawodna-Bijoch, President and CEO of Skanska Commercial Development Europe.

“This is also another proof of the attractiveness of Warsaw as one of the most important office markets in Europe. The Polish capital consistently attracts investors thanks to its strong economic fundamentals, market maturity, and adaptability to a changing environment. We believe that these advantages will continue to support long-term growth and build market resilience in the coming years,” she adds.

With Studio A, we are adding a best-in-class asset and by offering well-located, technically advanced and sustainable offices that remain attractive and sought-after by tenants and investors,” says Sofia Granlund, CEO of Stena Real Estate AB.

Studio A helps define the standard of the future in the office market

Studio A is one of the most advanced buildings in the Warsaw office market – both in terms of ESG solutions and digital infrastructure.

“Studio A is a modern building, prepared for the changes brought by the future – both environmental, as well as technological and social. Even today, reducing the carbon footprint, as well as the energy and operational efficiency of Studio A, are supported by AI-driven systems such as a digital twin. Advanced digital infrastructure, including neutral host infrastructure (NHIB), and an integrated access system via Apple and Google Wallet improve user comfort, while simultaneously ensuring cybersecurity,” concludes Mariusz Krzak, Executive Vice President of Operations Poland at Skanska Commercial Development Europe.

Going above and beyond, Studio A embodies the highest standards of quality and sustainable construction, designed and delivered in alignment with the criteria of certifications, including LEED Core & Shell, WELL Core & Shell, WiredScore, SmartScore, and the “Building Without Barriers” certification. The building was delivered in line with high environmental standards, compliant with the EU Taxonomy requirements, as confirmed by independent third-party verification.

The development also features a publicly accessible plaza, that creates an open urban space, complemented by a selection of retail and service units, including restaurants. The office complex was designed by the Danish studio Arrow Architects and the Polish Grupa 5 Architekci.
